Lev semenovich nisanov. Zarakh Iliev and the year of Nisans are being bought up by the Moscow region. A separate conversation about Zaryadye

Billionaire Sloboda

What the small homeland of God Nisanov and Zarakh Iliev looks like.

Irina Telitsyna

The small village of Krasnaya Sloboda in the north of Azerbaijan is definitely the leader in the post-Soviet space in terms of the density of billionaires per capita - there are two of them per 3000 inhabitants. Zarakh Iliev and God Nisanov, the largest owners of commercial real estate in Moscow, were born here, 168 km from Baku. They own the hotels "Ukraine" and "Radisson Slavyanskaya", the shopping center "Evropeyskiy", wholesale and retail complexes "Sadovod", "Moscow", "Lotos-City". Current projects include the reconstruction of the All-Russian Exhibition Center and the construction of a skyscraper in Moscow City.

One of the components of the success of Nisanov and Iliev is reliance on the diaspora. Krasnaya Sloboda, located across the river from the Azerbaijani city of Cuba, is a place of compact residence of Mountain Jews who came to Transcaucasia from Persia. “We are not Sephardic - our ancestors never lived in Spain, they are the descendants of the captives of the Assyrian king Sinacherib, driven from Judea in the 7th century BC. e. ”, - says Vyacheslav Simanduev, director of the local school. The study of the history of the people, the creation of a museum of local lore, like many other projects significant for the village, are financed by businessmen who have succeeded in Moscow.

“Father of the Year was also a patron of the arts. He headed a cannery in Cuba, helped many families. He was well versed in economics, ”says Yevda Abramov, a member of the Azerbaijani parliament. “Despite his high position, both God and his brother Lev were simpler than the poorest,” recalls Psakh Iskhakov, the head of the local administration and a former school head teacher. - The guys have always been the leader for a year, Leo is quieter. Both were capable. " Nisanov's brother Lev, like his childhood friend German Zakharyaev, is involved in the business of billionaires.

What is the small homeland of the largest capital rentiers and how are they connected with it?

"I don't visit the village as often as I would like," - God Nisanov regrets

Many houses are now empty. Most of the residents leave for Moscow, where they start their own business. In the Iliev and Nisanov markets, many tenants are natives of Krasnaya Sloboda

This hotel was built by Iliev's brother Yarkhom for guests coming to Krasnaya Sloboda. Iliev and Nisanov are not only business partners, but also friends. They were familiar from childhood - Iliev's brother Savely studied in the same class with Lev Nisanov, as fellow countrymen say. And they became close friends when they started doing business together in Moscow

The park in honor of Heydar Aliyev was built with money from a fund financed by businessmen. President of Azerbaijan Ilham Aliyev, according to local residents, when traveling to the north of the country, often visits Krasnaya Sloboda and talks with people. When they tell their fellow tribesmen in other Muslim countries about this, they are surprised

The consignment store, which occupied the first floor of this merchant house, was the first business of God Nisanov and his friend German Zakharyaev. Many people from the village, as soon as the borders were opened, left for Israel, the United Arab Emirates, Germany and the United States. All of them sent parcels to their homeland. Some of the goods were brought by "shuttle traders" from Iran and Turkey. “This store was known throughout the country. Deputies of ministers even came here from Baku for wedding dresses for their daughters, ”recalls Psakh Iskhakov

In the house of this family, matzah was made for the whole village in front of Peysakh. Now the charitable foundation sends every family everything that is needed for the holiday: both matzo from Israel and kiddush - grape juice

Until 1937, there were 13 synagogues in the settlement. Now there are only two operating. This six-domed synagogue is included in the tourist guides of Azerbaijan - there is a similar one only in Istanbul. In Soviet times, there was a hosiery factory here, the building was restored after the devastation of the entire community for five years

Mountain Jews cherish traditions. Boys learn Hebrew after school. They prefer to marry within the diaspora

In August, fellow countrymen from all over the world come to Krasnaya Sloboda. By tradition, it is customary to visit the cemetery on parent's day. In the photo: the graves of Nisanov's grandfather and grandmother

“Honestly, I have never been to a teahouse in my life,” says God Nisanov. Compatriots confirm: he never had time for dominoes and backgammon, he is constantly busy with something

At the commemoration. The cuisine of the Mountain Jews is mainly Caucasian. Creating a chain of restaurants "Shashlyk-mashlyk", Nisanov and Iliev took the cook Hanifa to Moscow, who makes the best shah-pilaf in Azerbaijan.

The recipe for eternal life

Obstetrician-gynecologist Mark Kurtser on his collection of non-conformist artists.

Julia Chaikina

The founder and chairman of the board of directors of the Mother and Child group of companies, Mark Kurtser (No. 139, $ 750 million), became infected with collecting 15 years ago. In the morning he makes a tour of his new clinic in Lapino, in the afternoon he operates and communicates with management (in October 2012, Mother and Child held an IPO and raised $ 300 million), and then he calls the curator of his collection. Kurtser is ready to devote all his free time to paintings, although he does not have much time. With the curator, he discusses cultural events in Moscow, new acquisitions, restoration issues and, of course, when and for which exhibition canvases from his personal collection can be presented.

I was born in an ordinary Moscow communal apartment, on the walls of which there have never been pictures, the inhabitants of which have never argued about art. However, there were no doctors in that communal apartment either. However, that period of my life explains why I gather specifically nonconformists - those who were called "unofficial art of the USSR". Those who very well remember that communal childhood. Although a different definition is closer to me - "other art", the most accurate and comprehensive term in which the very essence of the phenomenon is expressed. Having the same canvases and paints as their colleagues in the shop who carry out official orders from the CPSU, the artists of the sixties depicted a completely different side of life.

My student friend, now an excellent cardiac surgeon and enthusiastic collector Mikhail Alshibaya (professor, head of the department of coronary surgery of the Bakulev Scientific Center for Cardiovascular Surgery - Forbes) introduced me to collecting. By the way, Soviet doctors traditionally loved art. In the USSR, there were well-known collections of the chief surgeon of the N.I. Sklifosovsky Sergei Yudin, academician and therapist Alexander Myasnikov, academician Vladimir Vinogradov, surgeon-oncologist Nikolai Blokhin.

Vladimir Veisberg "Portrait of Anya Blinova (Gudzenko)", 1958

My friend Alshibaya is distinguished by his amazing erudition and deep immersion in the very process of collecting. He shows a keen interest in contemporary art, is never afraid to get carried away with unfamiliar names, and searches for the legacy of forgotten artists. His passion gave me the first (and main) impetus to collecting paintings.

Thanks to Alshibaya, I stumbled upon a layer of artists of the sixties, a layer that is not as promoted and in demand as, for example, socialist realism. I saw the pictures and felt that this is my youth. This is not nostalgia, just everything that the sixties painted is my childhood, my life.

The second impulse to collecting I got when, with the participation of the same Alshibai, I found myself in the studio of the remarkable artist Yuri Zlotnikov. This happened in the late 1990s, which can be safely called the beginning of my collecting period. Yuri Savelievich is one of the classics of the "second wave" of the Soviet avant-garde. I was amazed then and continues to amaze now by this energetic, lively, everywhere successful and admiring erudite person (Zlotnikov was born in 1930. - Forbes). It was his works that became the first examples of my collection. His "Koktebel" still hangs in my bedroom.

In general, I prefer to buy paintings in the workshops of the artists themselves, since many of them are alive. Buying from the author is a special, one might even say intimate process, when the artist tells me personally about the essence of the canvas, the meanings embedded in it. I will not hide the fact that at this moment I feel at the same time a philanthropist who helps the artist and then prolongs the life of the painting. I am firmly convinced that the task of the right collector is not to buy everything, but to find little-known paintings and give them life. The doctor has the same task. And the promoted paintings no longer require the support of collectors, their place is in the museum.

Eduard Steinberg "Composition (Fish)", 1966

I am not an art critic, I am not looking for specially defined authors. I am looking for paintings that, leaving the hands of the artist, begin new life in my collection, my apartment. But my collection is not closed. For example, Misha Alshibaya and I together held the exhibition "Fifty to Fifty: Painting and Graphics from the Collections of Alshibaya and Kurtser" in 2007 at the Museum of Private Collections of the Pushkin State Museum of Fine Arts. Pushkin. And last year my book "In Search of Another Art" was presented there.

It is important to show the picture to others, and not hide it in storage. This is my principle of gathering. Well, the fact of buying from the author himself is also a guarantee of authenticity. It often happens that I come for one piece, and next to it there is a picture, the history of which reminds me of something from my childhood, and I also definitely buy it.

I am not engaged in collection as much as I would like. But I communicate with her curator Alexandra Smyk every day. After all, we also organize exhibitions of contemporaries in clinics in Lapino and on Sevastopolsky Avenue.

Lydia Masterkova "Palace", 1968

Now the collection contains several hundred works. Often asked what is the favorite. I have this "Three Flowers" by Vladimir Yakovlev. First, she is incredibly beautiful. Secondly, thanks to this picture, I got acquainted with the largest Moscow collector from the galaxy of "old collectors", the scientist-orientalist Igor Sanovich. Yes, and she got it not for money, but by way of exchange. Yes, it is customary for collectors to exchange exhibits.

The meeting with Igor Grigorievich Sanovich (1923–2010 - Forbes) played a huge role in my life. I first met a representative of the older generation of collectors of the Soviet era, the reality of which today is difficult to imagine. Then money, of course, meant a lot to create a collection, but the main thing was the availability of free time and the ability to communicate with people. His passionate love for art was amazing. I remember with what pride Igor (he stormed Berlin three times in 1945, after the war and until his retirement he worked at the Institute of Oriental Studies of the Russian Academy of Sciences, was friends with Lilya Brik, artists and art critics) said about himself: "I am a collector." So, “Three Flowers” appeared in exchange for a silver box from Sazikov, one of the oldest jewelry firms in Russia of the early - mid-19th century.

Another favorite work - "Portrait of Anya Blinova (Gudzenko)", written in 1958 by Vladimir Veisberg. In those years, Anna was the wife of the very collector Sanovich. She is a well-known historian and writer in Soviet times, author of the books Clara Luchko, Nina Urgant, Screen and Vladimir Vysotsky. I bought her portrait in 2005 from Anna Iosifovna herself. She told how Weisberg told her to “turn into a still life, into a statue, for four hours a day, of which 45 minutes of immobility and 15 minutes of break, like at school,” for two weeks.

The author of the portrait Weisberg (he died in 1985, I did not communicate with him personally) did not receive an official vocational education, but did a lot of self-education. He created his own pictorial system of "invisible painting": the color ratios in his pictures are so subtle that the viewer's eye does not notice these gradations. His later painting is called "white on white". I hung two of his paintings in my service apartment, in the Lapino medical center, where we live with my wife and children during the working week.

Yuri Zlotnikov "Abstract composition", 1983

In the same place in Lapino hangs the "Palace" of Lydia Masterkova - "the Amazons of the Russian avant-garde." Her husband was the artist Vladimir Nikolaevich Nemukhin (born in 1925. - Forbes) - a classic of the art of nonconformism and a very close, dear person to me. He is always the most honored guest at the opening days, his memories and stories are priceless. So it was at the opening of the exhibition "The Art of Healing and Collecting Art", which was held in 2010 by three collector doctors - myself, Mikhail Alshibaya and another outstanding cardiologist David Ioseliani.

The history of the "Palace" by Lydia Masterkova is very interesting. The surface of the picture is made using the applique technique. In the 1960s, together with Nemukhin, they traveled to abandoned villages, collecting old lace and gold embroidery, which she later used to create the "Palace". On the back of the picture there is a poetic dedication to her beloved friend, a mysterious personality of the times of the USSR, whom those around him knew exclusively by the name of Shadow: “The Craftswoman will build a Palace to match you. Only the Shadow from our meetings can settle in it. " This work came to me directly from the Shadow collection.

Unfortunately, time is inexorable, and the generation of artists of the sixties is leaving us. It seemed that until recently I was in Paris at the house of Oscar Rabin and Valentina Kropivnitskaya. Now in my collection I have three wonderful works of this amazing artist, and she herself is no longer in the world, she died in June 2008. A month earlier, in the same place, in France, Lydia Masterkova died. And 2012–2013 were sad years - Eduard Steinberg, Dmitry Plavinsky, Igor Vulokh, Oleg Vasiliev passed away.

Oscar Rabin's painting “Leonardo da Vinci Cemetery No. 2”, which I bought from him in Paris, looks prophetic and even scary in this regard. Written in 1994, it depicts a cemetery with tombstones and portraits of deceased artists of the sixties. Next to Vladimir Weisberg, Anatoly Zverev and other artists there is also the largest collector of the Russian avant-garde, Georgy Kostaki, who in Soviet times worked first as a driver, and then as an administrator of the Canadian Embassy and supported young artists, whose work was officially banned, for a small amount of money. Two empty gravestones were left by Rabin for himself and Kropyvnitskaya. More recently, I managed to buy at an auction a painting of another "heroine" of this painting by Rabin - his comrade-in-arms and student Nadezhda Elskaya, who died early and her works are now practically gone.

In Paris, I met Eduard Steinberg. While Steinberg lived in Russia, he worked a lot. Due to the lack of a workshop, he often distributed canvases to close friends to hang on the walls. Many of Steinberg's works were in the possession of his friend, artist and collector Mikhail Grobman. Among them is the painting, which is now in my collection - "Composition (Fish), 1966". Grobman recalled how this canvas measuring 1 × 1.76 m was carried on foot across Moscow to Tekstilshchiki because of its big size... Steinberg recently died in Paris, but bequeathed to bury himself in Tarusa.

The main meaning of my professional activity- give and renew human life... And art has become for me the embodiment of endless life, an opportunity to extend it, to capture talent. There are many paintings hanging in my house, and each of them is a kind of “imprint in eternity”.

At one of the medical conferences, I started my show with a slide of artwork. The works of the nonconformists Vechtomov, Weisberg, Krasnopevtsev from my collection coexisted with examples of the official art of the USSR. For me, this juxtaposition is filled with deep meaning. On the one hand, this is an example of the artist's enormous courage in trusting himself and his intuition, on the other, doing what is expected of you, walking on the beaten track. And what is the result? Soon only specialists will be able to distinguish the paintings of official artists, and the names of the sixties are now well known, their works inspire, they are collected and appreciated.

I have never evaluated my collection because I am not collecting it to resell it. For me it is invaluable, although in total I did not spend so much money on the purchase of paintings. Believe me, by the standards of a Muscovite businessman, this is very little money. I am collecting, because I like this art. I have great respect for artists - they are courageous talented people, who at one time were not afraid to take a certain step and helped bring closer that very Gorbachev's perestroika, which, frankly, became the most epochal event in my life. In this sense, any work of the sixties is priceless.

The benefits of risk

We are constantly paying for our love of stability.

Sergey Petrov

Founder of the "Rolf" group, deputy State Duma, No. 109 in the Forbes list forbes.ru/petrov

In our society, there is a fairly prejudiced attitude towards wealth. Big business, formed in the 1990s, is considered criminal. They forget that of those who came to the business then only those who knew how to do something remained. I am not idealizing our entrepreneurs. They are inferior in efficiency to Western competitive business. We see this in the example Russian companies who bought assets in Europe (say, metallurgical plants), and then were forced to part with them. Success stories are rare. Our businessmen use the wrong competencies that are needed to win in today's markets. They are more comfortable working in Russia, where there are connections, visits, good relations with the minister or governor.

And yet they are better than the next wave of "oligarchs", for whom the more taxes from us, the better - the greater the government order from which they earn. They are not always responsible for large factories and companies, for tens of thousands of jobs, the main thing for them is to get a state order, which can then be given to subcontractors. Such a business will not lead the country to success. There will be strong state corporations, but a weak economy.

This is a process that will inevitably end in collapse, otherwise the State Planning Commission would still work for us. Inefficiency accumulates and spreads to other sectors: we see how state-owned banks are increasingly taking on the risks of state-owned companies.

Business is always a little chaos. This is a process, passion, search. Our citizens' willingness to take risks and start their own business is rather low, and over the past 10 years it has decreased even further. But a lot of bureaucratic and budget jobs are being created. Therefore, people are now increasingly looking for work that is not related to the market and hard work that brings visible, real results.

Try to rent a boat in St. Petersburg to carry tourists along the Neva - you will get tired of getting permission. Therefore, there are no low-cost airlines, no three-star hotels. Because there is oil. It is easier to move the Gazprom office to St. Petersburg than to build an environment for small businesses.

Unfortunately, the people in power now have no business logic. They can make a decision after which 500,000 small businesses will close, as was the case recently after the increase in insurance premiums.

At a meeting in the government, I recently heard a high-ranking official reasoned like this: a private trader produces chocolates and pays good salaries. And because of this, we cannot find young specialists for 35,000 rubles in our corporation. In what other country is business opposed to the state? You can never create anything with this kind of logic.

We constantly pay for the irrational decisions of our bosses: 75 billion rubles were given to AvtoVAZ during the crisis, although this money could have been used to build three or four modern factories. At the expense of state subsidies, we release a bad but cheap product, and from the outside it seems that we have an economy. And in a competitive situation, we see that we have almost nothing and we need to build everything from scratch.

You have to pay for mistakes - this is logic in the spirit of Forbes, it seems to me. But first, they must be recognized, then there is a chance for changes for the better.

God Semyonovich Nisanov (born April 24, 1972, Krasnaya Sloboda, Azerbaijan SSR, USSR) - Russian entrepreneur, chairman of the board of directors of the Kievskaya Ploshchad company. In order for the object to organically fit into the urban ensemble of historical buildings, it was decided to return the building to its pre-revolutionary look. The facades of the former Yakor apartment building will be restored according to the surviving samples and drawings. The project assumes that the structure of the building will make it possible to move from a busy street to a park and back. The hotel's atrium will be a continuation of Zaryadye Park - the space will be arranged at ground level, and fruit trees will appear in the courtyard. The reconstruction will take place in stages and will take two years.

The purchase and reconstruction of one of the oldest markets in Moscow - Velozavodsky - became a new socially significant project of the Kievskaya Ploschad company. Like the largest agricultural cluster in Russia, Food City, it solves the problems of food security in the capital and provides residents of the southeast of Moscow with fresh, environmentally friendly products directly from producers. In addition, a feature of the renovated agricultural complex is that, along with large farms from the regions of Russia, their products are Velozavodsky market owners of personal plots can sell for a symbolic lease.

Shchelkovsky bus station is one of the most important socially significant projects of the Kievskaya Ploshchad company. In April 2017, its reconstruction began, due to the fact that since its construction, the building has become very outdated and has ceased to cope with passenger traffic. The renewed Shchelkovsky bus station will fully meet all modern requirements for technical equipment, as well as safety and comfort standards. The facade of the building will look like a flying "glass ship", and eleven floors - six above ground and five underground - will house a ticket office, a mother and child room, comfortable waiting rooms equipped with a Wi-fi zone, kiosks with goods on the road and much more.

Also, the assets of God Nisanov are concentrated in commercial real estate. He is a co-owner of the Radisson Royal hotel Moscow (former hotel Ukraine) and the Radisson Royal river flotilla, the Radisson Slavyanskaya hotel, the owner of a part of the Moscow-City international business center, and a co-owner of the Grand furniture center.

The new owners intend to turn it into a venue with the best opportunities in Russia and Europe for professional training, competitions and concerts. Reconstruction, which will begin in 2019, provides for the complete preservation of the historical objects of the Olympic Sports Complex. All of them will retain their functional purpose.

In addition, a feature of the renovated agricultural complex is that, along with large farms from the regions of Russia, owners of personal plots can sell their products on the Velozavodsky market for a symbolic lease.

According to Forbes magazine, the fortune of the Year of Nisanov in 2015 was $ 4.3 billion.

Former owners of the Cherkizovsky market, God Nisanov and Zarakh Iliev, intend to start a new large-scale construction. Experts believe that the project can be successful, like other initiatives of partners.

Diverse interests

The structure associated with the Kievskaya Ploshchad company intends to build a multifunctional complex of buildings Barvikha River in Barvikha near Moscow. About 8000 sq. m will be given for apartments, in addition, it is planned to place restaurants, offices and a sumermarket in the complex.

According to the Deputy CEO for the Development of the Hospitality Industry of CBRE Stanislav Ivashkevich, investments in the project may amount to $ 33 - 44 million.

The owners of Kievskaya Square are God Nisanov and Zarakh Iliev, who this year took first place in the rating of the largest real estate owners in Russia. According to Forbes magazine, the company's annual turnover is almost $ 1.3 billion.

Recall that Nisanov and Iliev the European shopping and entertainment complex located near the Kievsky railway station, the Moscow trade and fair center in Lyublino, the Radisson SAS Slavyanskaya hotel, the largest agricultural market in the capital, Food City - more than 346,000 sq.m. retail space and about 300,000 sq. m. warehouses, etc.

However, this is not all that the partners own. Their business interests are quite diverse. As Versiya reported, they have a shipping company, a building in the Moscow City complex and an oceanarium at the All-Russian Exhibition Center are being completed. Finally, as they say, there is also interest in the hotel business. For example, Nisanov and Ilev intend to finish building a hotel in the center of Moscow on Varvarka, which belongs to the heirs of businessman Dmitry Shumkov.

Mountain friendship

However, in almost all the texts that relate to the Year of Nisanov and Zarakh Ilev, there is an element of understatement. Billionaires are not public people, preferring not to draw special attention to their persons. It is known, for example, that they categorically refuse to give interviews. Their life is, by and large, a secret.

God Nisanov and Zarakh Iliev are fellow villagers from the village of Krasnaya Sloboda in Azerbaijan. By nationality - Tats (Mountain Jews). Zarakh's father Ileva Binsion worked as a shoemaker. Zarakh Ilev, like his four brothers, perfectly knew how to handle leather. Labor education, coupled with business acumen, obviously, determined the life path of this person. In any case, it is known that when he was still in school, he sewed with a friend hats-airfields, which were excellently sold in Cuba, populated by Azerbaijanis.

At the age of 17 he moved to Moscow, where his relatives already lived. Here one story ends - the son of a simple shoemaker - and another begins - the king of Russian real estate.

The details of this forward movement are as follows. In the early 1990s, Ilev bought out several retail outlets-containers in Moscow on the Izmailovsky market and began to lease them. They say that as a result, Zakhar Ilev was instructed to store goods coming from abroad. That the diaspora provided loans to him, and she also participated in many projects. And this may very likely be true.

In any case, for a long time, Firma Iliev LLC controlled part of the Cherkizovsky market in Moscow, while the other part of the market was controlled by his fellow countryman Telman Ismailov.

Not much is known about God Nisanov either. For example, that he owned a thrift store in Krasnaya Sloboda, and also helped his father, the director of a local cannery.

God Nisanov graduated first from the financial and credit technical school, and then from the legal institute in Baku. For some time he was engaged in the transportation of Azerbaijani oil products. Since the early 1990s, God Nisanov began doing business in Moscow. He worked in the group of companies AST Telman Ismailov, and then began to provide assistance in wholesale trade to Zarakh Iliev. They lived in the same yard and had known each other since childhood.

However, soon the partners decided not to concentrate exclusively on the Cherkizovsky market, but to diversify their business.

In 2001, God Nisanov and Zarakh Ilev opened the Moscow trade and fair complex in Lyublino. Later, Iliev and partners acquired the Grand Furniture Center in Moscow.

One of the most ambitious projects was the construction of the Evropeisky shopping center near the Kievsky railway station. The building with an area of 180 thousand square meters was finally completed in 2006.

Enough happened to Evropeisky strange story... It was originally assumed that 30 percent of the shopping center was owned by the city. The city authorities intended to include the building in the privatization program. But then it turned out that the capital owns only 10% of the "European". As a result, the parties agreed that Ivlev and Nisanov recognize the disputed areas outside the city with their subsequent redemption. Thus, they took full control of the shopping complex.

The sources of success

The history of people who made huge fortunes is always impressive. God Nisanov proudly emphasized that the diaspora helped them in business. “Our strength lies in the fact that we do not lose ties with fellow countrymen,” Nisanov said.

Yes, of course it is indisputable that these ties are very strong. In 2011, at a conference of envoys of the Chabad movement, Nisanov sat next to Israeli Prime Minister Benjamin Netanyahu.

Three years ago, Nisanov was searched at Ben Gurion Airport. Customs officers found undeclared diamond earrings on him. As a result, he was received personally by Israeli President Shimon Peres, who apologized to him for what had happened.

And, nevertheless, the national factor is one of the components of the success of businessmen. It is necessary to add here the combat past of the Cherkizovsky market and an iron grip. And the fact that the owners of Kievskaya Square prefer not to tease the authorities with the unprecedented scale of family and other celebrations.

We can, of course, assume that God Nisanov and Zarakh Iliev have insider information, so the partners act clearly and thoughtfully.

In the case of the construction of a complex in Barvikha, analysts, for example, believe that in the future, developers will be able to gain about 2-2.5 billion rubles. from the sale of apartments, and another 50 million rubles. per year is likely to be the net cash flow from the lease of the commercial part.

According to analysts, the new construction project shows partners' confidence in the future. And this, to some extent, is a positive sign for the construction market in the current difficult situation.
